Q: Where is Northstar Homes located?
A: Our company headquarters is located in Ft. Myers, FL. We have three manufacturing facilities located in Pennsylvania, North Carolina, and Indiana. We also have satellite offices located in North Carolina and Pennsylvania. Most of our customers deal directly with the main office via our toll free number 1-800-575-7353.
Q: Where do you build?
A: We build homes in the following states: ME, VT, NH, MA, RI, NY, PA, WV, VA, NC, SC, GA, KY, TN, OH, MI, IN, IL, WI, IA, and MO. All of our homes meet or exceed state and local building codes. Also, our homes can come up to 90% complete, so the amount of onsite work is minimal. Again, if you need any assistance with obtaining a subcontractor, or just an answer to a question, we are only as far away as the phone!
Q: Is there a difference in
quality between “stick build” and modular?
A: Yes. The difference between
stick built and modular is that a modular home has 30% more wood than a
stick built home. Also modular homes are built in a controlled
environment which means no warped materials due to rain. Also, modular
homes are under lock and key once set. Stolen material is a thing of the
past. No one but you and your subs can enter the home the day after it
is set. Another benefit of a modular homes are our third party
inspections. Our third party inspections make sure that your home is
built with skill and precision craftsmanship.
Q: Do I have to choose a home
plan on your web page to build?
A: No. If you are interested in a
particular home (ex: have a floor plan, set of prints, or rough sketch)
we can custom build it, (no extra charges are involved) the modular way!
Q: What type of services do you
offer?
A: We specialize in "sweat equity"
packages (for more information on our sweat equity packages
CLICK HERE). Sweat equity is when the homebuyer would like to complete some
of the home work by their self. (Ex: excavation, footing, foundation,
plumbing, heating, electrical, etc...) Another way the sweat equity
package is available is to be your own contractor and hire sub
contractors to complete your home. No matter which package you choose
Northstar Homes will help take you step by step through your building
process.
Q: What is a “sweat equity” package?
A: Doing the work yourself, gives you the authority and flexibility, to choose who will complete the various tasks needed to finish your home. You can choose to do most of the work yourself (if you wish) or hire a sub contractor, to complete what's left. Most of our customers go with the "sweat equity" package. That way you get the savings. As apposed to paying overpriced contractors fees. Remember, if you have any questions, no matter how big or small, we are always as close as the phone! Just pick it up, and give us a call. Q: Is Northstar Homes my general contractor?
A: NO. We are a modular home supplier.
Q: How does Northstar Homes take
me step by step through my project?
A: First of all Northstar Homes is
dedicated to customer satisfaction, and making sure that your building
project goes as smooth as possible. To help make sure this happens we
provide or customers with the following: on-site meetings, foundation
visits, site visits, factory tours, lists of local sub contractors for
you to pick from and our complete turnkey manual that goes over
everything you need to do from start to finish.
Q: Great! You have a complete
turnkey manual? How do I purchase one?
A: Unfortunately, our turnkey
manuals are only for customers who purchase our homes. Because Northstar
Homes has spent a great deal of energy, time and money putting this
manual together, we only offer it to our customers. The good news is,
once a home is purchased, the manual is yours, sent free of charge!
Q: How long does it take from
start to finish?
A: Typically it takes between 4-6
weeks to receive your home.
Q: Is financing more difficult
to obtain for a modular home?
A: No. As a matter of fact, loans
are much easier to obtain with modular homes. Due to the fact that
modular homes come up to 90% complete.
